‘Lorn Home’ a 1920’s bungalow was one of the original dwellings in the area, it have very little altered to it in the 100 years it was built. It had a myriad of issues including a failing roof, cracked walls from foundation settlement, dilapidated kitchen, laundry and bathroom, blocked sewers, and a none existent stormwater.

Upon further investigation, pre-existing termite damage was also identified, throughout the external rear decking and surrounding softwood timber mouldings.

Upon commencement of works, structural engineering advice was to carry out strengthening and stitching to chimney, stitching and crack repairs to brick walls and reinforcement of oregon timber rafters, with suitable hardwood materials.

The deck was also replaced, providing a sound structure, and like for like tongue and grove decking. The bathroom and laundry areas required complete demolition and replacement of existing floor slabs.

Although much of the house was restored, the owners were permitted to retaining as much of the heritage fabric and original styling as possible.

The final result features re-polished tallowwood floor boards, white set plaster walls, custom timber mouldings to match original style, and reconstructed joinery from original fabric to suit the owner’s needs.
